Full management of your holiday rental, with nothing to worry about
We are the management company that takes care of your whole holiday let: listings, pricing, guests, cleaning and paperwork. You receive the income and a report every month.

On what you receive, not on what the guest pays.
- No tie-in
- No upfront fee
- Tailored to your property
What full holiday rental management includes
Owning a holiday apartment is profitable, but managing it well is a daily job: answering guests at any hour, adjusting the price for every night, coordinating the cleaning between one check-out and the next check-in, solving problems and complying with the regulations. We take care of all of it so that you do not have to deal with any of it.

Booking management
Confirmations, changes and cancellations across every platform, with a single calendar and no double bookings.
Guest care
Messages before, during and after the stay, and a contact phone number during the day.
Self check-in and check-out
Guests arrive at the time that suits them: more flexibility and better reviews.
Dynamic pricing
We adjust the rate for every night according to demand, the season and local events.
Professional cleaning
Trusted teams with a cleaning protocol and an inspection after every stay.
Maintenance
We sort out minor issues and bring in specialists when they are needed.
Optimised listings
Photos, titles and descriptions designed to rank high on Airbnb and Booking.
Guest registration
We report guest details to the authorities, as the law requires, at no extra cost.
Monthly report
Income, occupancy, average rate and channels, with proposals to earn more each month.
How much holiday let management costs with Opal
Our standard commission is 18 % + VAT, calculated on what the owner receives from each booking, after the platform’s commission. It is a reference rate: we can always adapt it to your property. No upfront fee and no tie-in. If there are no bookings one month, there is no commission. We take no commission on cleaning: the guest pays for it through the cleaning fee on their booking.
Work out what you receive
An illustrative example to understand the commission, not an income forecast: what each property earns depends on its area, its season and its occupancy. The guest pays the cleaning fee separately, and Opal takes no commission on it.
Always ask which amount the commission is calculated on. Many management companies apply their percentage to the total the guest pays: on a €1,000 booking, 18 % would be €180 instead of €153.

Is your home ready to earn an income?
Answer three questions and we will tell you where to start.
Where is your property?
Does it have a tourist licence?
Do you use it yourself at any time of the year?
I had already tried doing it myself on Airbnb, but the results were so poor and the hassle so great that I gave up. What impressed me so much about them was their great professionalism and their respect for my instructions.

The property is impeccable and exactly as it appears in the photos. The people who manage it sorted out a couple of problems for us with no fuss and answered our questions very quickly. The pool is very big and the complex is very nice.

Frequently asked questions about holiday rental management
How much does a holiday rental management company charge?
In Spain the usual range is between 15 % and 25 % of income, although it varies a great deal depending on the services included and on which amount it is calculated. At Opal the standard commission is 18 % + VAT on what the owner receives after the platform’s commission, and it is adapted to each property.
Is there a tie-in or an upfront fee?
No. There is no tie-in and no upfront fee: we only charge our commission when your property earns an income, and if one day you want to leave our management, you can.
Who pays for the cleaning?
The guest does, through the cleaning fee added to their booking. Opal takes no commission on cleaning: the 18 % + VAT applies only to what you receive for the stay.
What does full management of a holiday apartment include?
All the day-to-day work: bookings, guest care, check-in and check-out, dynamic pricing, cleaning, maintenance, listing optimisation, guest registration and a monthly results report.
Can I use my property whenever I want?
Yes. You have access to the calendar, and you only need to let us know to block the dates you want for yourself, your family or your friends.
Do I need a tourist licence to let my flat by the night?
Yes. Throughout Spain, holiday letting requires registration with your region (comunidad autónoma), and many municipalities also have their own planning rules. We explain the requirements in your area and guide you through the process.
What happens if a guest damages the property?
We inspect the property after every stay, so any damage is spotted straight away. Damage is covered by the insurance of the platform the booking was made through (Airbnb or Booking), and we coordinate the repair.
How long does it take to start receiving bookings?
If the property already has its licence and is equipped, it can be listed within a few days. The timeline depends mainly on the licence and on what needs to be prepared in the home.
How much could your home earn?
Tell us where your property is and what it is like. We will tell you how much it could earn as a holiday rental and what it would take to get started.
