Alicante: a record-breaking airport and a lengthening season
Alicante-Elche Airport closed 2025 with a record of almost 20 million passengers, most of them international. The city reached an average hotel occupancy of 79 %, with spring and autumn gaining ground on summer, and the British as the leading foreign market.
That is why work here goes on all year: our city apartment, with pool and parking 10 minutes from the airport, and our house in Aigües receive arrivals twelve months a year. The Hogueras de San Juan, a Festival of International Tourist Interest, are the big peak in June.
In Aigües, half an hour from the city, guests are after something different: peace and quiet, walks on the Cabeçó d’Or, the Canelobre Caves in Busot and the sea in sight. With only 17 holiday lets in the municipality, competition is minimal.

Tourist licence in Alicante: moratorium and regulations in 2026
Reviewed in October 2026. The rules change often: before you take any step, we go through your specific case with you.
- 1
Moratorium in Alicante city
The City Council suspended new holiday let licences across the whole municipality from 13 January 2025, for up to two years. Since then, compatibility certificates for new properties have been refused.
- 2
Amendment no. 52 to the General Plan
Given initial approval in December 2025, it caps tourist bed places at 0.187 per inhabitant in each census tract, bans tourist use on the ground floors of the main shopping streets and requires an independent entrance in residential buildings. At the end of September 2026 its final approval was still pending.
- 3
If you already hold a licence
Properties already registered carry on operating. With supply frozen, a licensed property in Alicante is a scarce asset: it deserves management that keeps it compliant and makes it pay. Note: if it is sold, the authorisation does not pass to the buyer.
- 4
Aigües and the rest of the province
Outside the city the regional framework applies: a municipal planning compatibility report, registration in the Tourism Registry and renewal every 5 years. As at October 2026 there are no local restrictions in Aigües.
- 5
Registry number and key handover
The Tourism Registry number and the exact location must appear in every listing: failing to do so is a serious offence, with fines of €10,001 to €100,000. Handing over keys through lockboxes on the public street is not allowed either.
- 6
Your community of owners
Since 3 April 2025, opening a new holiday let in a building with a community of owners requires its express approval by three fifths of the owners, who must also hold three fifths of the ownership shares. The community can also restrict the activity or raise the property’s share of common costs by up to 20 %. Homes that were already operating before that date can carry on.
- 7
National registry and guest registration
In May 2026 the Supreme Court annulled the national single registry for short-term rentals: the number that counts is the one issued by the Valencian Community Tourism Registry. What has not changed is guest registration: each guest’s details must be reported to the Interior Ministry within 24 hours. At Opal we do this for you, at no extra cost.

Very clean apartment. The air conditioning worked wonderfully and the bed and sofa were very comfortable. The kitchen was very well stocked with utensils and the staff were very warm on the phone.
Spending a couple of nights in this cave house, traditional yet modern, was a pleasure. Everything was in order, and the hosts were attentive and prompt. We had no problems at all and were able to enjoy the stay to the full. Thoroughly recommended.
The views from the bedroom and the living room are spectacular. The house as a whole is very charming and comfortable.
Holiday rentals in Alicante: frequently asked questions
Can I register a new holiday let in Alicante today?
In Alicante city, no: there has been a moratorium across the whole municipality since January 2025 and compatibility certificates for new properties are refused. Amendment no. 52 to the General Plan, pending final approval, will then set the new limits.
My flat is already registered. What about the moratorium?
It carries on operating: the moratorium and Amendment no. 52 concern new registrations. When you renew the registration, after 5 years, you will need a new compatibility report, so it is worth keeping a close eye on how your area ends up.
If I buy a flat that already has a licence, do I keep it?
No: in the Valencian Community the authorisation does not pass to the buyer. You would have to apply for a new compatibility report, which in Alicante city is currently refused.
What about a house in Aigües or another village in the province?
Outside the city the regional framework applies. In Aigües there are no municipal restrictions: you have to request the compatibility report from the town council and check the land classification.
How much does a holiday rental management company charge in Alicante?
In Spain the usual range is 15 % to 25 % of income, depending on the services included and the amount it is calculated on. At Opal the standard commission is 18 % + VAT on what the owner receives after the Airbnb or Booking commission, with no tie-in and no upfront fee. Cleaning is paid by the guest and we take no commission on it.
Is there demand outside summer in Alicante?
Yes. In 2025 the city’s average hotel occupancy was 79 %, with spring and autumn gaining ground. Our two properties, in the city and in Aigües, have arrivals twelve months a year.
