Mazarrón: 35 km of coastline and sunshine in winter too

Mazarrón has 35 kilometres of coastline, from town beaches to natural coves, seven Blue Flags in 2025 and the Gredas de Bolnuevo, a declared Natural Monument. In summer 2025 the municipality’s average occupancy came close to 88 %, according to the Town Council, and holiday rental homes reached 89 %.

What sets it apart is winter: with averages of 15 to 20 degrees, in January 2026 Mazarrón was among the three places in Spain with the most campsite overnight stays, according to the INE. Our apartment in the Puerto has had arrivals twelve months a year.

And welcoming pets adds up: many of the reviews of our apartment highlight that it is dog-friendly.

Tourist licence in Mazarrón: the rules in 2026

Reviewed in October 2026. The rules change often: before you take any step, we go through your specific case with you.

  1. 1

Decreto 256/2019 of the Region of Murcia

This regional decree regulates holiday lets. Before advertising the property you must file a responsible declaration with the Region of Murcia Tourism Institute (ITREM) and enter it in the Registry of Tourism Businesses and Activities.

  2. 2

    Property requirements

A maximum of 10 bed places, double bedrooms of at least 8 m² and single bedrooms of 6 m², one bathroom for every 6 places, a fire extinguisher and a first-aid kit. In addition, public liability insurance of at least €300,000 per claim and a responsible person whose telephone number is displayed in Spanish and English.

  3. 3

    Procedure and registration code

ITREM issues a provisional registration code (signatura) when the declaration is filed; an inspection follows and a decision is issued within 3 months. The code must appear in all advertising, and the fee is waived in full (100 % rebate) for first-time operators.

  4. 4

    Your community of owners

Since 3 April 2025, a new holiday let in a building with a community of owners needs the express approval of three fifths of the owners and of the ownership shares. ITREM asks for the certificate of that approval: the minutes of the meeting are not enough.

  5. 5

    Mazarrón

As at October 2026 there is no specific municipal by-law or cap on holiday lets in Mazarrón.

  6. 6

    National registry and guest registration

In May 2026 the Supreme Court annulled the national single registry for short-term rentals: the number that counts is the one issued by the Region of Murcia registry. What has not changed is guest registration: each guest’s details must be reported to the Interior Ministry within 24 hours. At Opal we do this for you, at no extra cost.

If the flat is in a community of owners and you start after 3 April 2025, yes: you need the express approval of three fifths of the owners and of the ownership shares, and ITREM asks for the certificate.

How long does the procedure take?

The provisional registration code is issued when you file the responsible declaration. An inspection follows, and the decision is due within 3 months.
