Gandía: a family beach and a longer season than it looks

Gandía beach is one of the great family destinations on the Valencian coast. In the first fortnight of August 2024 its hotels topped 95 % occupancy, according to the hotel association Hosbec, and summer remains the high season.

But the season is not confined to July and August: Las Fallas and Holy Week open the year and the Fira i Festes in October gets the town moving. Our apartment in Grau i Platja had arrivals from March, the very month we started managing it, and was still welcoming guests in October.

There is competition (1,321 holiday lets in the municipality, according to the INE), which is why reviews make the difference: the apartment we manage on the beach scores 9.3 on Booking with 36 reviews.

Tourist licence in Gandía: the rules in 2026

Reviewed in October 2026. The rules change often: before you take any step, we go through your specific case with you.

  1. 1

    City Council compatibility report

To register a holiday let in Gandía you need a favourable municipal planning compatibility report. As at October 2026 there is no moratorium or zoning cap in Gandía, but it is worth confirming with the planning department before taking the step.

  2. 2

    Decreto-ley 9/2024 (Valencian regional decree)

Across the Valencian Community, a holiday let is rented out as a whole property, for 10 days or less to the same guest, and needs a favourable municipal planning compatibility report to be entered in the Tourism Registry. Letting individual rooms is prohibited.

  3. 3

    Renewal every 5 years

Registration lasts 5 years. To renew it you must file a new responsible declaration with an up-to-date compatibility report, and if the property changes hands the process has to be repeated, except in the case of inheritance. Since July 2026, Ley 3/2026 (regional act) also requires public liability insurance covering the tourist activity.

  4. 4

    Registry number and key handover

The Tourism Registry number and the exact location must appear in every listing: failing to do so is a serious offence, with fines of €10,001 to €100,000. Handing over keys through lockboxes on the public street is not allowed either.

  5. 5

    Your community of owners

Since 3 April 2025, opening a new holiday let in a building with a community of owners requires its express approval by three fifths of the owners, who must also hold three fifths of the ownership shares. The community can also restrict the activity or raise the property’s share of common costs by up to 20 %. Homes that were already operating before that date can carry on.

  6. 6

    National registry and guest registration

In May 2026 the Supreme Court annulled the national single registry for short-term rentals: the number that counts is the one issued by the Valencian Community Tourism Registry. What has not changed is guest registration: each guest’s details must be reported to the Interior Ministry within 24 hours. At Opal we do this for you, at no extra cost.

Holiday rentals in Gandía: frequently asked questions

Is there a moratorium on holiday lets in Gandía?

As at October 2026 there is no moratorium or zoning cap in Gandía. What you do need is a favourable planning compatibility report from the City Council to register the property.

Can I let to students in winter and to tourists in summer?

Yes. As a holiday let it can only be marketed during the periods you declare on registration, and for the rest of the year you can sign a seasonal tenancy with a justified reason, such as studies. Note: Real Decreto-ley 29/2026, pending parliamentary ratification in October 2026, requires that contract to last more than 31 days. We explain it in seasonal let or holiday let.

If I buy a holiday let in Gandía, does it stay a holiday let?

Not automatically: the new owner has to file a new responsible declaration with a compatibility report, except in the case of inheritance.

Can I use a key lockbox?

Not on the public street: Valencian rules do not allow it. Key handover has to be arranged another way, and we take care of that.

How much does a holiday rental management company charge in Gandía?

In Spain the usual range is 15 % to 25 % of income, depending on the services included and the amount it is calculated on. At Opal the standard commission is 18 % + VAT on what the owner receives after the Airbnb or Booking commission, with no tie-in and no upfront fee. Cleaning is paid by the guest and we take no commission on it.

What insurance do I need?

Public liability insurance covering the tourist activity; a standard home insurance policy on its own has not been valid since Ley 3/2026.
