Calpe: the Peñón de Ifach and a season that does not end in September
Calpe is one of the municipalities where holiday letting carries most weight in the Valencian Community: the INE counted 2,943 holiday lets in May 2026, 11.25 % of all its homes. Demand keeps pace: according to the Town Council, tourist occupancy reached 93.57 % in August 2025, an all-time record, with June and July above 79 %.
In summer Spanish holidaymakers dominate, and out of season European travellers seeking winter sun gain ground. That mix makes it possible to stretch the season if the pricing and the listing are properly worked.
Our Calpe property, with terrace, pool and views of the Peñón de Ifach, started welcoming guests at the end of August 2026 and already scores 5.0 on Airbnb.

Tourist licence in Calpe: the rules in 2026
Reviewed in October 2026. The rules change often: before you take any step, we go through your specific case with you.
- 1
Calpe, no general moratorium
As at October 2026 there is no general moratorium on holiday lets in Calpe, but the Town Council has been closing off routes: in 2024 it suspended conversions of commercial premises into homes, and in April 2026 the full council voted to ban residential use on the ground floors of multi-family buildings.
- 2
Compatibility report
As everywhere in the Valencian Community, registering a holiday let requires a favourable municipal planning compatibility report. It is the first step we review with you.
- 3
Waste collection charge for holiday lets
In October 2026 the full council of Calp gave final approval to a waste collection charge of €40 per bed place per year for holiday lets. It is worth confirming with the Town Council from which tax year it will be billed; we factor it in when calculating what you take home.
- 4
Decreto-ley 9/2024 (Valencian regional decree)
Across the Valencian Community, a holiday let is rented out as a whole property, for 10 days or less to the same guest, and needs a favourable municipal planning compatibility report to be entered in the Tourism Registry. Letting individual rooms is prohibited.
- 5
Renewal every 5 years
Registration lasts 5 years. To renew it you must file a new responsible declaration with an up-to-date compatibility report, and if the property changes hands the process has to be repeated, except in the case of inheritance. Since July 2026, Ley 3/2026 (regional act) also requires public liability insurance covering the tourist activity.
- 6
Registry number and key handover
The Tourism Registry number and the exact location must appear in every listing: failing to do so is a serious offence, with fines of €10,001 to €100,000. Handing over keys through lockboxes on the public street is not allowed either.
- 7
Your community of owners
Since 3 April 2025, a new holiday let in a building or development with a community of owners needs the express approval of three fifths of the owners and of the ownership shares. A terraced house in a development with a shared pool is usually under the horizontal property regime too.
- 8
National registry and guest registration
In May 2026 the Supreme Court annulled the national single registry for short-term rentals: the number that counts is the one issued by the Valencian Community Tourism Registry. What has not changed is guest registration: each guest’s details must be reported to the Interior Ministry within 24 hours. At Opal we do this for you, at no extra cost.

Holiday rentals in Calpe: frequently asked questions
Is there a moratorium on holiday lets in Calpe?
As at October 2026 there is no general moratorium. Conversions of commercial premises into homes and residential use on the ground floors of multi-family buildings have been restricted. Before you start, we review your property’s compatibility report with you.
Can I convert commercial premises into a holiday let in Calpe?
Not on the ground floors of multi-family buildings: in April 2026 the Town Council voted to ban residential use there, precisely to curb this kind of conversion.
Is there demand outside summer?
Yes. In summer Spanish holidaymakers dominate, and out of season European travellers seeking winter sun gain ground. With the right pricing, the season stretches.
Does a terraced house in a development with a pool need the community’s permission?
If it is under the horizontal property regime, yes: to start now you need the approval of three fifths of the owners and of the ownership shares.
How much does a holiday rental management company charge in Calpe?
In Spain the usual range is 15 % to 25 % of income, depending on the services included and the amount it is calculated on. At Opal the standard commission is 18 % + VAT on what the owner receives after the Airbnb or Booking commission, with no tie-in and no upfront fee. Cleaning is paid by the guest and we take no commission on it.
Which number do I put in my listings?
The Valencian Community Tourism Registry number, together with the exact location. The national single registry number has not been compulsory since the Supreme Court annulled it in May 2026.
