Badajoz: travellers all year round, with Portugal next door

Badajoz does not depend on a beach season. Travellers come for work, for the hospital and the university, on their way between Madrid and Lisbon, and as tourists to see the Alcazaba, the old town and Elvas, just across the border. The Carnival is a Festival of International Tourist Interest, and since 2025 so is Holy Week.

In the city’s hotels, January and February are the quietest months; from March to November demand holds steady, with August as the peak thanks to foreign visitors (INE, 2025). Portugal is the leading international market. Our four apartments on Calle Trinidad bear this out: 858 stays managed, with arrivals twelve months a year.

And there is little competition: the INE counted 98 holiday lets in the whole municipality in May 2026, 0.13 % of the housing stock. A well-presented apartment with good reviews carves out its place quickly.

Tourist licence in Badajoz: the rules in 2026

Reviewed in October 2026. The rules change often: before you take any step, we go through your specific case with you.

  1. 1

In Extremadura they are called tourist apartments

Extremadura’s Tourism Act (Ley 2/2011) has no separate category of “tourist-use dwelling”: a flat or house let to tourists is a tourist apartment, regulated by Decreto 182/2012 (regional decree), and it is always let as a whole, never by the room.

  2. 2

Responsible declaration to the regional government

It is filed with the Directorate-General for Tourism and lets you start operating from that moment; entry in the General Registry of Tourism Businesses and Activities is made automatically. It is accompanied by the property’s documentation, a technical report and plans signed by a qualified technician, and public liability insurance.

  3. 3

    Category and requirements

The decree grades apartments from 1 to 4 keys and sets requirements by category: ceiling height, bathrooms according to capacity, fire extinguisher, evacuation plan, first-aid kit and the frequency of cleaning and linen changes. The official plaque must be displayed at the entrance.

  4. 4

    Registration number in listings

Every listing on Airbnb, Booking or any other channel must show the registration number. Advertising without having filed the responsible declaration counts as an illegal offer.

  5. 5

    Planning

Before you start, it is worth confirming with Badajoz City Council that the use is compatible with the General Plan on your street. As at October 2026 there is no municipal moratorium on tourist apartments.

  6. 6

    Your community of owners

Since 3 April 2025, opening a new holiday let in a building with a community of owners requires its express approval by three fifths of the owners, who must also hold three fifths of the ownership shares. The community can also restrict the activity or raise the property’s share of common costs by up to 20 %. Homes that were already operating before that date can carry on.

  7. 7

    National registry and guest registration

In May 2026 the Supreme Court annulled the national single registry for short-term rentals: the number that counts is the one issued by the Junta de Extremadura. What has not changed is guest registration: each guest’s details must be reported to the Interior Ministry within 24 hours. At Opal we do this for you, at no extra cost.

Holiday rentals in Badajoz: frequently asked questions

Do I need a licence to let my flat to tourists in Badajoz?

There is no prior licence as such: in Extremadura you file a responsible declaration with the regional government, you can start operating that same day and the registry entry is made automatically. The registration number must appear in every listing.

Can I let my flat by the room?

Not as a tourist apartment: Extremadura’s tourism law requires the apartment to be let as a whole.

Is there a moratorium on holiday lets in Badajoz?

As at October 2026 there is no municipal moratorium or cap on tourist apartments in Badajoz. Even so, it is worth confirming with the planning department that the use is compatible on your street before you start; we check it with you.

Is there off-season demand in Badajoz?

Yes. In the city’s hotels, demand is steady from March to November and only January and February dip noticeably. Our city-centre apartments have arrivals twelve months a year, from business travellers, people passing through and tourists.

How much does a holiday rental management company charge in Badajoz?

In Spain the usual range is 15 % to 25 % of income, depending on the services included and the amount it is calculated on. At Opal the standard commission is 18 % + VAT on what the owner receives after the Airbnb or Booking commission, with no tie-in and no upfront fee. Cleaning is paid by the guest and we take no commission on it.

What are the “keys” of tourist apartments?

They are the category of tourist apartments in Extremadura, from 1 to 4 keys according to facilities and services. The category determines requirements such as cleaning frequency or the need for a reception, and it must appear on the plaque and in advertising.

Is the national single registry number still compulsory?

No. In May 2026 the Supreme Court annulled the national single registry for short-term rentals. What remains compulsory is the regional registry number, which must appear in every listing.
