Motril and the Costa Tropical: houses with space and views
Granada’s Costa Tropical enjoys around 320 days of sunshine a year, an average close to 20 degrees and 73 kilometres of coastline, according to Turismo de Andalucía. Motril sits between Salobreña and Almuñécar, with the beach a step away and Granada and the Sierra Nevada within reach to combine coast and mountains.
Here guests look for houses with space, a pool and outdoor areas for longer stays: in our house in Motril the average stay is 4.5 nights and July is by far the strongest month. The province of Granada received 4.87 million visitors in 2025.
Supply is limited: the INE counted 271 holiday lets in the municipality in May 2026, less than 1 % of the housing stock.

Tourist licence in Motril: the rules in 2026
Reviewed in October 2026. The rules change often: before you take any step, we go through your specific case with you.
- 1
Decreto 28/2016, amended in 2024
In Andalusia, holiday lets are registered through an electronic responsible declaration in the Andalusian Tourism Registry. They are not allowed where the community’s statutes expressly prohibit them, nor in social housing.
- 2
Floor area and equipment
Since Decreto 31/2024: at least 14 m² of built area per bed place (25 m² minimum), a maximum of 15 places, two bathrooms from 6 places and three from 9, cooling if let from May to August and heating if let from December to March. Plus a first-aid kit, smoke detector, fire extinguisher and a 24-hour contact telephone.
- 3
Municipal limits
The decree allows town councils to limit the number of holiday lets by building, area or period. As at October 2026 there is no such resolution by Motril Town Council, but it is worth checking before registering.
- 4
Your community of owners
Since 3 April 2025, opening a new holiday let in a building with a community of owners requires its express approval by three fifths of the owners, who must also hold three fifths of the ownership shares. The community can also restrict the activity or raise the property’s share of common costs by up to 20 %. Homes that were already operating before that date can carry on.
- 5
National registry and guest registration
In May 2026 the Supreme Court annulled the national single registry for short-term rentals: the number that counts is the one issued by the Andalusian Tourism Registry. What has not changed is guest registration: each guest’s details must be reported to the Interior Ministry within 24 hours. At Opal we do this for you, at no extra cost.
