Jávea: the Montgó, coves and tourism that does not stop in winter
Jávea combines beach, coves, the Montgó and Cape San Antonio, and attracts families and travellers from across Europe. It is one of the municipalities in the province where holiday letting carries most weight: the INE counted 2,406 holiday lets in May 2026, almost 9 % of all its homes.
The season is longer than it looks: our apartment by the Arenal has had arrivals twelve months a year, with September and October among the best. With the right pricing, winter adds up too.
At the same time, Jávea is among the municipalities regulating most actively, and that makes properties that already hold a licence more valuable.

Tourist licence in Jávea: the rules in 2026
Reviewed in October 2026. The rules change often: before you take any step, we go through your specific case with you.
- 1
Suspension of licences (2024–2026)
In September 2024 Jávea suspended compatibility reports for new holiday lets. In September 2025 the extension was narrowed to flats and apartments, freeing up villas and terraced houses, and the suspension lapsed in April 2026.
- 2
Amendment no. 41 to the General Plan
Given initial approval on 28 May 2026, it sets a ceiling of 4,584 holiday lets spread across six zones, from 6 % in the old town to 25 % in El Tosalet. Once it is published in the provincial gazette (BOP), new licences in apartment buildings are suspended for a year or until final approval.
- 3
If you already hold a licence
Registered properties carry on operating. When you renew the registration after 5 years you will need a new compatibility report, so it is worth keeping a close eye on how the ceiling for your zone ends up.
- 4
Decreto-ley 9/2024 (Valencian regional decree)
Across the Valencian Community, a holiday let is rented out as a whole property, for 10 days or less to the same guest, and needs a favourable municipal planning compatibility report to be entered in the Tourism Registry. Letting individual rooms is prohibited.
- 5
Registry number and key handover
The Tourism Registry number and the exact location must appear in every listing: failing to do so is a serious offence, with fines of €10,001 to €100,000. Handing over keys through lockboxes on the public street is not allowed either.
- 6
Your community of owners
Since 3 April 2025, opening a new holiday let in a building with a community of owners requires its express approval by three fifths of the owners, who must also hold three fifths of the ownership shares. The community can also restrict the activity or raise the property’s share of common costs by up to 20 %. Homes that were already operating before that date can carry on.
- 7
National registry and guest registration
In May 2026 the Supreme Court annulled the national single registry for short-term rentals: the number that counts is the one issued by the Valencian Community Tourism Registry. What has not changed is guest registration: each guest’s details must be reported to the Interior Ministry within 24 hours. At Opal we do this for you, at no extra cost.
